Studio 12 is at the eastern end of the building facing the road, and sits over Cellar 4. The external walls are masonry and it has one window looking onto the road.

Prior to the renovations it also had one window in the east wall at the rear of the studio, but this space has been converted into an office for the Trust.

This studio was formerly a net loft, with a trap-door in the floor connecting it with the pilchard tanks in Cellar 4 below. It is now the main reception area for the building and incorporates interpretation materials, and is known as The Moffat Lindner Room. Access is directly from the road.

Current occupant: Borlase Smart John Wells Trust.
